In the first quarter of 2024, multifamily capitalization rates remained relatively unchanged, exhibiting only slight shifts in yields. Specifically, the national average capitalization rate for High Rise Class B properties edged up by 2 basis points to 4.64%, while the rates for High Rise Class A and New Construction categories dipped by 1 basis point each, to 4.28% and 4.53%, respectively.

The yield gaps between Class A and Class B multifamily assets were stable and continued to hover around their historical lows, with a 36 basis point spread for High Rise properties and a 37 basis point spread for Low Rise properties.

During the same period, cap rates increased for Low Rise properties and High Rise Class B properties saw a tightening of yields, with decreases observed across High Rise and Low Rise Class A properties, as well as in the New Construction category.
